The love affair between Ibiza and its Dutch visitors is an enduring one. And, like many other European nationalities, since 2020 many Balearic Island aficionados from the Netherlands have decided to find a more permanent base on the island. Whether it’s a holiday home to enjoy with the family or a modern apartment that can be turned into a rental property, the Dutch community on the island has been growing steadily. We spoke to Mick Lens, Real Estate Broker at our office in Amsterdam, to get more insights into the Dutch-Balearic connection and to share top tips for buyers from the Netherlands who are looking to find their dream property on the White Island.


Thank you for your time, Mick! When did the Dutch discover Ibiza, and what do they love most about the island?
The Dutch have had a long love affair with Ibiza, dating back to the 1960s when free spirits and creatives first found their way to the island. Since then, it has become a second home for many. What do we love most? The energy, and the mix of laid-back island life with a vibrant social scene.

In your experience, what is important to Dutch buyers looking for a property in Ibiza?
Dutch buyers are practical yet passionate. They love a good investment, so they often look for properties with strong rental potential. But paperwork in order? That’s a must. No one wants surprises when buying a dream home abroad. Also, speed and transparency in communication go a long way – directness is part of our DNA, after all. If something isn’t right, we want to hear it upfront rather than buried in the fine print.

How does the Amsterdam office work together with the Ibiza office?

What are your top three key differences between the markets that Dutch buyers should be aware of?
First up, it’s worth mentioning the different mortgage conditions. Spanish banks often require a higher down payment (30-40%), particularly for non-residents. And Dutch banks typically won’t finance foreign properties, so that’s something to be aware of. Then, there can be certain land registry and legalization issues. Some properties, especially in rural areas, may have unregistered extensions or unclear ownership - so verifying all legal aspects is crucial. And finally, the cultural differences. Negotiation is standard practice, but transactions in Spain often take longer than in the Netherlands.
