A STEP BY STEP GUIDE
Purchasing a home is one of the biggest financial decisions in life. A newly built home comes with many advantages, such as brand-new interiors, fixed prices, stylish materials, and sometimes even the opportunity to personalize certain details. It’s also an exciting journey to be part of! Here’s how the buying process works:
1. PROJECT PLANNING & REGISTER YOUR INTEREST
A planned project means we are preparing the development for future sales. While it may still be some time before sales officially begin, you can register your interest now via our website or the developer’s site. This ensures you receive updates and even priority access to the project.
2. SALES LAUNCH
Before the official sales launch, you will be invited to an information meeting where we present the project’s floor plans, pricing, interior details, construction specifications, and a preliminary timeline. You can then submit a purchase application, and we will contact interested buyers in order of registration.
3. RESERVATION AGREEMENT / PRELIMINARY AGREEMENT
Once you’ve decided on a home, you will sign either a reservation agreement or a preliminary purchase agreement (a binding contract). At this stage, a reservation fee or an advance payment is required, which will later be deducted from the final purchase price. You will also need to provide proof of financing, such as a mortgage pre-approval or other financial documentation.
4. PURCHASE AGREEMENT
When all necessary documents are finalized, including the financial plan and approval to sell the housing units, you and the housing association will sign a formal purchase agreement. At this point, you will pay a deposit, which includes the advance payment made earlier. Before signing, the housing association will review your financial eligibility (income and mortgage approval) to ensure you meet the membership requirements. The remaining balance of the purchase price will be paid on the day you move into your new home.
5. PERSONALIZING YOUR HOME
In some projects, you may have the opportunity to customize certain interior details, such as wall colors, tiles, and countertops, to suit your personal style.
6. SITE VISITS
During the construction phase, you may be offered the chance to visit your future home to see the progress.
7. SELLING YOUR CURRENT HOME
You will receive regular updates on the progress of your new home so you can plan the sale of your current property in time. We can also assist you with the sale, ensuring a smoother and more coordinated process when using the same real estate agency.
8. INSPECTION
Before you move in, an inspection will be carried out by an independent inspector, together with the housing association. You are often invited to attend. Any issues or defects noted during the inspection will be addressed before handover.
9. MOVE-IN DAY
Well in advance of your move-in date, you will receive confirmation of the final handover day. On this date, you will pay the remaining balance of the purchase price. Once payment is confirmed, you will receive your keys and can move into your new home.
10. ONGOING SUPPORT
